You bring us a legally permitted vacation rental. We take charge of the ongoing renewal process.
For properties we manage as short-term rentals in Chelan County, we require an existing, valid legal STR permit that applies to the property. Once the home is under our management, we take responsibility for subsequent permit renewals and coordination of required Fire & Life Safety inspections.
We do not take an unpermitted Chelan County STR into the rental program as though permitting were optional.
Once the unit is under our management, we track and coordinate the ongoing renewal process.
We organize the required inspection or self-certification process for managed units as applicable under current County requirements.
Applicable permit and inspection expenses are run through the individual property’s profit-and-loss statement so they remain visible as unit operating expenses.

Long before we were professionally managing vacation rentals, this was a place we knew and loved. We began professionally managing vacation rentals in the area in 2004. That history gives us a perspective that comes from knowing the destination as recreationists, visitors, homeowners and hospitality professionals—not simply as a company operating in a vacation market.
How do you determine the nightly rate for my vacation home?
We use dynamic pricing and real-time market information rather than relying on one fixed seasonal rate sheet. We evaluate comparable vacation rentals, current demand, booking pace, seasonality, local events, lead time and the individual characteristics of your home. Our goal is to keep the property competitively positioned while balancing rate, occupancy and overall revenue opportunity. We also consider your goals as an owner, including how often you intend to use the home personally.
Where will you advertise my vacation rental?
We market our homes through a combination of our own direct-booking website, major vacation-rental marketplaces, email and repeat-guest marketing, local partnerships and active social media. Our current distribution includes platforms such as Airbnb, Vrbo, Booking.com, Expedia and HomeToGo, in addition to direct reservations through NW Comfy Cabins. We also actively promote the NWCC brand, our homes and the Leavenworth area on social media. Our objective is not simply to place your property on an OTA—we want your home participating in a broader marketing system with multiple sources of guest demand.
Why do direct bookings matter?
We do not want our homeowners to be completely dependent on third-party booking platforms. When guests discover NW Comfy Cabins, stay with us and have a positive experience, we have an opportunity to bring them back to our portfolio for future visits. Our direct website, returning-guest offers, email marketing, social media and other promotional efforts help us build a relationship between the guest and the NW Comfy Cabins brand rather than having every future reservation begin on a third-party marketplace.
Do you provide professional photography and marketing for my property?
Yes. We believe the way a home is presented online has a direct impact on its ability to compete for reservations. We use professional real-estate photography and immersive virtual tours to help guests understand the property and visualize their stay before booking. We also focus on presenting the amenities, location, sleeping arrangements, gathering spaces and other features that differentiate the home from competing properties.
Does my property need an existing short-term rental permit?
Yes. For properties we manage as short-term rentals in Chelan County, we require an existing, valid legal STR permit applicable to the property before we bring the home into our rental program. Once the permitted property is under our management, we take charge of the subsequent renewal process.
Will I have to handle my own Chelan County permit renewals?
No. Once your property is under our management, we take responsibility for coordinating subsequent STR permit renewals. We track the process, manage the required renewal steps and help keep the property current with the ongoing administrative requirements that apply to the managed unit.
Who handles Fire & Life Safety inspections?
We coordinate the Fire & Life Safety process for permitted units under our management. When the property is due for an in-person inspection or an applicable self-certification process, we organize the required steps and documentation so you do not have to independently manage the inspection calendar yourself.
Who pays the permit renewal and inspection costs?
The property remains responsible for its applicable permit, renewal and inspection expenses. We run those costs through the individual unit’s profit-and-loss statement so the expenses remain tied to the property and visible in its financial reporting rather than requiring you to separately manage and pay each administrative item outside the rental operation.
Can I use my vacation home whenever I want?
Yes. It is your home. You may use your vacation home as often as you please as long as the balance remains mutually profitable. If maximizing rental revenue is important to you, we will help you understand how owner stays—especially during high-demand dates—may affect the property’s earning opportunity. You can then decide what balance between personal enjoyment and rental income makes the most sense for you.
How will I know what is happening with my property?
We provide owners with 24/7 online access through our TRACK owner portal. You can stay connected to reservations, calendars, financial information, receipts and important property documents without having to wait for someone to send you an update. We believe transparency is an essential part of the owner-manager relationship.
Who handles housekeeping?
We do. Our local housekeeping and hospitality team prepares homes between guest stays with an emphasis on cleanliness, consistency, comfort and presentation. Housekeeping is also an important part of our operational communication because the turnover team is often the first to identify property issues that need attention before the next arrival.
Who takes care of my hot tub or spa?
We have an exclusive service relationship with our sister company for spa maintenance. That allows us to maintain a consistent standard of spa care between guest stays, including cleaning, water-quality care and guest-ready preparation. Because this relationship is integrated with our local operation, we also have access to on-site troubleshooting when a spa issue arises during a guest stay. We coordinate the problem rather than asking you to manage a separate spa vendor from a distance.
What happens when something in my home needs maintenance or repair?
We organize the maintenance and repair process when necessary. When our housekeeping team, operations team or a guest identifies an issue, we evaluate the situation, determine the appropriate next step and coordinate the necessary service. Depending on the issue, that may involve our own local resources or an appropriate specialized service provider. For significant repairs or expenses, the management agreement should define when owner authorization is required and when immediate action may be necessary to protect the home or guest experience.
Who handles guest trash after checkout?
We do. Immediately after guest departure, our turnover operation facilitates removal of guest-generated trash from the vacation rental and transports it to our off-site dumpsters for disposal. That means less concern about overflowing exterior cans, missed curbside pickup schedules, animals getting into trash or the next guest arriving to waste left behind by the previous reservation.
What does “full-service property care” actually mean at NWCC?
For us, property care does not begin at check-in and end with housekeeping. Our local operation coordinates housekeeping and turnover preparation, quality-control oversight, exclusive spa maintenance through our sister company, guest trash removal to our off-site dumpsters, maintenance and repair coordination, guest support, permit renewals and Fire & Life Safety requirements for permitted homes under our management. The goal is to make NWCC the central point of coordination for the vacation rental so you do not have to independently manage cleaners, spa technicians, waste schedules, repair vendors and permit deadlines.
Do I have to manage vendors myself?
Generally, no. That is one of the operational responsibilities you are hiring us to take off your plate. When maintenance or specialized service is required, we facilitate the appropriate service and coordinate it around the property’s rental schedule. When owner approval is required for a particular expense, we communicate with you according to the terms of your management agreement.
What makes your property-care model different?
Our advantage is the degree to which these services are connected. Housekeeping is not isolated from guest service. Guest service is not disconnected from maintenance. Spa care is not just a vendor phone number handed to an owner. Trash removal is not left entirely to a weekly residential pickup schedule. When housekeeping identifies a problem, that information can move directly into the maintenance process. If a guest reports a spa issue, we can coordinate on-site troubleshooting. When guests leave, housekeeping, waste removal and spa care all become part of preparing the home for the next reservation.
What happens if something goes wrong while a guest is staying?
Our local team works to assess the issue, communicate with the guest and coordinate the appropriate response. Having local housekeeping, maintenance, spa service and management resources gives us the ability to work the problem directly rather than simply forwarding it to a distant call center.
How do you protect my property from guest damage?
Property protection starts with professional operations: careful property preparation, documentation, responsive guest communication and a clear process for addressing damage. We also partner with Safely as part of our guest-damage/property-protection approach. We explain the protection program that applies to your property, while the applicable program documents govern coverage, limits, exclusions and terms.
